USA Real Estate Up or Down?

For the last couple of years, it has been observed that real estate business is up and down in USA. Due to the recession, most of the house owners were unable to payoff their mortgage. Many mortgage providing companies come to their end or in other words became defaulter.

USA Govt put a lot of money to overcome this situation. So in this situation, most of the people ask themselves that what we should do now?
 
They have the following points in their mind.
 
1. Either we should buy a new home or not?
2. Is mortgage is beneficial to me in the long run?
3. should I keep myself in the rental apartment or home?
